Thanks for your note. Considering that you don't travel much anymore, how do you manage out-of-town projects? How do you handle site supervision? (I ask because the folks I could refer you to would have the same question.)
What I do is CONCEPTUAL design With the homeowner. I have been "cyber consulting" for a long time. Now there are several internet modes of face-to-face meetings and I move my camera to show what I am designing, making changes as we go.
It only works if the homeowner has either a dimensioned plan or scaled floor plans, they can send me, along with photos. If they want to measure their house themselves, I have something I can send them that can direct the measuring. Then they need to send me pictures - printed ones, not on my computer because I will use various pictures while we talk about their project. Inside photos don't help much unless it is a kitchen, but the exterior ones show me the basic structure and roof lines.
I don't inspect or supervise construction since I don't prepare working drawings (which are rarely needed).
The real value of the consulting is they are left with Before and After drawings that describe the basic scope of the projects.
These drawings can be used to get COMPETITIVE bids from several contractors. People usually just "know a guy" who probably can't give them a finished price.
side note: don't hire friends, family or anyone from church. Don't hire anyone that you cannot fire.
Bidding requires the contractors to pull together a final price, start and end dates, and ties the bid to the drawings.
It is best for everyone.
It seems to do the trick. I'm available by phone if a contractor says "you can't do that" or any other objection. I'm not perfect but I do construct while the project in my mind while I design. I've been doing this since 1977.
